Door sags. Buy a long metal door brace with screw eyes in each end and a turnbuckle in the middle. Extend the brace to its greatest length. Screw one end of brace to the rail at the center of the sagging corner. Screw the other end as far up on the hinge-side stile as possible. Then tighten turnbuckle until corner of door is raised.

Bangs shut. Replace door spring with a pneumatic closer.
